This is the fourth episode in our Rebranding series. In it we dive into our newest service and division which we briefly touched on at the end of the last episode. Our Portfolio Analysis Division is a game changer. Our goal with this innovative addition is to help new and existing clients first envision and identify their long-term goals. We then advise and counsel them on the best path forward to achieve their goals through annual rental portfolio reviews and evaluations.

There’s a lot more to winning real life Monopoly than advancing to “Go” and collecting $200. Our Portfolio Analysis was designed to help you win by tracking, optimizing and trading up from a green house to a red hotel via a 1031 exchange.

 

How it Works!
It’s easier to show and tell you what our Portfolio Analysis is rather than describing it. We’re going to walk you through the process that our clients go through. Learn about it by

It all starts with your Initial Portfolio Analysis Meeting. The initial meeting happens after you close on your first property with us or if you have an existing portfolio that needs to be reviewed and optimized. You’ll meet with our Chief Investment Officer, Chelsea Scott.

Chelsea’s role is to gather your goals, property operating data and other relevant financial information to start inputting it into our custom built spreadsheet. This spreadsheet is nothing like you’ve seen before!

This spreadsheet is a complex beast!  There are over 50 tabs of which we will walk you through the main three tabs in the spreadsheet.

Financial Reality Check

It all starts with the “Financial Summary” tab to get a complete picture of your real estate properties, reserves, and cash for investing. We’ve nicknamed this the “Financial Reality Check” tab to give you an accurate picture or a reality check.

The red stop signs are a reminder for you to hold sufficient reserves. It’s a matter of WHEN, not IF, you get a curveball or two. We want to be prepared and ready for those curveballs by having cash in the bank.

Tracking Your Investments

Accurately tracking your investment property performance is easier said than done for most investors. Our spreadsheet tracks the performance of each property separately. This allows us to run future scenarios for maximizing its individual return and determine how it impacts the overall return of the portfolio.

This is our favorite part of the spreadsheet, because it tracks your progress to your cash flow goal. It tracks it from the current cash flow plus the NOI cash flow from paid off properties.
