We discuss two buy-and-hold rental deals around Denver for December 2017. Both deals were found on the MLS. The first deal is a 3/3 condo that is over 1800 square feet. It’s big! The size and layout are ideal to create a fourth bedroom by adding a wall for $1,500 to $2,000. As a 4 bedroom, it’s a 7.8% cap. Joe Massey did the loan on this rental and discusses how the HOA almost caused the loan to blow up! By pulling county records, Joe was able to prove that the HOA’s information was incorrect.
The second deal is a 3/3 condo in First Creek. If you’ve followed us for awhile, you know Charles loves this complex! It comes in at a 7.1 cap rate.
