  • Active Listings
    • 11,115 vs 7,630, +46%
    • Historical average number of active listings for September is 15235 (1985-2021)
    • Record high listings in September was 31450 in 2006 and record low was 3971 in 2021
    • Active listings remain higher than pre-COVID numbers (September 2019)… 11115 vs 9286
  • New Listings this month
    • 5050 vs 4600, +10%
    • The best week to purchase a home is 9/29-10/5, with the following weeks also typically being favorable due to the balance of market conditions.
    • Historically, listings increase at an average of .74% from August to September; this year we saw a 3.65% increase.
  • Pending
    • 3760 vs 3000, +25%
    • Many parents are purchasing homes in CO to be closer to their children and grandchildren
  • Closed
    • 3090 vs 3400, -9%… this should start to turnaround a bit in October and more so in Nov.
