Denver Market Stats and Observations for January 2025

January ’25 vs January ‘24

  • Active Listings
    • 7670 vs 4870, +58%
    • The average number of active listings for January (1985-2024) is 12,032.  The record-high in 2008 with 24,550 listings, and the record-low in 2022 with 1,184 listings
  • New Listings
    • 4340 vs 3290, +32%
    • Historically, active listings decline from December to January by an average of nearly 4%. An increase of 11.6% this year reflects the strong increase in new listings and a record-high percentage change
  • Pending
    • 3060 vs 3060, no significant change
    • Buyer activity is starting to feel similar to two years ago, with properties moving to pending only a few days after coming on the market and seeing multiple offers
  • Closed
    • 2260 vs 2210, +2%
  • Price
    • $688k vs $655k, +5%
  • DOM days on market
    • 60 vs 50, +20%
  • Discounts
    • 98.5% vs 98.5%, no significant change
    • More buyers are negotiating concessions, leading to slight declines in sales-price-to-list-price ratios.
  • Mortgages
    • New buyer activity jumped 27% in early January after there was a decline in December applications, and has remained steady
    • There is an 83% probability that rates will remain unchanged in March
