Colorado Springs Real Estate MLS Market Stats – July 2021

The Colorado Springs MLS trends data for July 2021 is out. Comparing year over year (July 2020 to July 2021) is better than comparing the previous month, because we have defined seasonality trends.
While July continued the trend of few listings and rising price points, the median price increased only slightly and we saw showings per listing decrease to the same level it was for July 2020 (11) which is an encouraging sign. However, the days on market (DOM) is still continuing to increase. Average DOM for July 2021 was 7 compared to 20 for July 2020 and 9 for June 2021.
Listen to the podcast to find out which zip code came in at #1 for hottest in the nation for home sales.

Denver Real Estate MLS Market Stats – July 2021

The Denver MLS trends data for July 2021 is out. Comparing year over year (July 2020 to July 2021) is better than comparing the previous month, because we have defined seasonality trends.
We are still seeing a seller’s market in Denver but not as extreme. A balanced market in Denver is considered to be an inventory of 24,000 to 30,000 homes. July 2021 showed only 4,000 homes. Active inventory was 30% higher in July compared to June which sounds encouraging for buyers but still 37% lower than July 2020. Days on market came in at 9.
Listen to the podcast to find out what we’re seeing that’s positive news for landlords.

Comparing Spreadsheet Projections vs Actual Numbers for Your Rental Property

When buying a new property, we use the spreadsheet to determine if a potential purchase makes sense. We use a mix of concrete numbers and projections based on averages and see if that combination is expected to make sense financially. While these projections can give us an idea of how the property will perform, they don’t always perfectly match reality.

Denver Vacancy Rates and Rental Trends

Every quarter, the Apartment Association of Metro Denver publishes its Vacancy and Rent report. Combining vacancy rates and rent prices gives us a picture of the strength of the rental market. Vacancy rates tell us how many rental units are available, and rent prices go up and down depending on that number. Looking at the recently released report for quarter two, we can see that the low vacancy rates and rising rent prices indicate that now is a good time for prospective long term landlords to buy. We looked at the numbers for both Denver and Colorado Springs to give our investors a fuller picture of the Front Range.

They compared the estimates originally calculated when she bought the home to how it’s performing after seven months.
Listen to the podcast to see how reality differed from projections with seven months of actual data.

New Video Series! Property Walkthrough – Touring a Fourplex in Central Colorado Springs

Colorado Real Estate Internship Opportunities

People often ask me if they can come work for me for free, to just be around, see what we do, and make connections.  The lightbulb went off a couple of weeks ago as I was going over all of the people who’d reached out—we should start an internship program, which will bring more structure and help us get projects done.
